What is a Proof of Funds Letter? A Proof of Funds (POF) is a letter, document, or bank statement proving that a person or company has the financial ability to perform a real estate transaction. When wholesaling & flipping houses with real estate agents, most agents require you to submit a Proof of Funds with each & every offer you submit. This is because realtors want to verify you have the (or access to) cash on hand in order to close the deal. A POF Letter can be a PDF or even a screenshot of a bank statement. Keep in mind that your Proof of Funds usually needs to be from within the past 30 days. For example, if you're submitting an offer on July 31st, then the Proof of Funds submitted with your real estate offer needs to be from July 1st, at the latest. 30 days is the standard window that most real estate agents deem as acceptable for approving your proof of funds. Wholesaling not only provides you with quick profits with virtually no risk, but most importantly allows you to learn the world of real estate investing, test your mettle, & start investing with little to no money. Wholesaling is the perfect starting point for beginners because you can do this with no money, bad credit, no experience, & no real estate license. This is exactly how you can get started with real estate investing with no money. Pillar 2: Fixing & Flipping Real Estate Fixing & Flipping Real Estate involves finding distressed properties, buying them, renovating them (‘fixing” or “adding value”), and reselling them. Since you got started with no money and began by wholesaling, you now fully understand what is a good deal versus what’s a bad deal. At this stage, you have built a solidified network of relationships with agents, cash buyers, and other real estate professionals. You are now able to cherry pick the best deals with the best returns (or profit) for yourself to fix & flip, or buy & hold. This allows you to extract as much value as possible from each deal. Pillar 3: Buying & Holding Real Estate Buying & Holding Real Estate is when you find property, buy it, rent it out and “hold” onto it. The goal here is that these properties you own deliver cash flow each month to you from having renters in them. From getting into real estate with no money by wholesaling, and then beginning to fix & flip while still wholesaling, well now you are able to build up a nest egg of profits & purchase properties (a.k.a Buy & Hold) that you are now able to rent out for monthly passive income which comes on a monthly basis. At this Evolutionary Stage, once you own enough real estate, you can be hands-off in the business. This is because you’ll have a profitable portfolio of rental property you previously bought & held onto that delivers monthly passive rental income to you, while appreciating in value. The goal is to get to the point where you do not have to work for money because your properties work for you and bring in money to you every single month! Some people like to make real estate investing for beginners much more challenging & convoluted than it needs to be. Do’s & Don’ts 1 - Do not submit a real estate contract without an inspection contingency clause as a beginner. When it comes to wholesaling real estate, an inspection contingency clause protects you if there’s anything wrong with the property that does not pass your inspection (& protects you if you can’t find a Cash Buyer in time for your wholesale deal before the closing date). Do’s & Don’ts 2 - Do not inflate or deflate your numbers above or below what they really should be when sending wholesale deals to your Cash Buyers. Nobody wants to work with a business partner who fudges numbers by inflating an After Repair Value (ARV) & deflating the Repair Costs needed to make a deal profitable. Fudging your numbers will quickly erode trust between you & your Cash Buyers - and doing this just screams “Hey! I’m an amateur wholesaler & I have no idea what I’m doing!” Do’s & Don’ts 3 - Do not wholesale houses that are only a WIN for you. Always create “WIN-WIN-WIN” scenarios for all parties in the transaction when wholesaling a house. The Motivated Seller, the Cash Buyer, and yourself (The Wholesaler). Do’s & Don’ts 4 - Do not speculate on the numbers of a wholesale real estate deal. Do not speculate that the market is going to keep rising by 5%, 10%, or 20%, and then have this be the only way your wholesale deal will be profitable. Do’s & Don’ts 5 - Do not state that you are “selling a house” as a real estate wholesaler. As a beginner wholesaler, it’s important to understand what you’re actually doing. You’re actually selling the contract rights to buy a house, which is called the “equitable interest”, and you’re NOT selling the house itself! It’s important to understand this distinction because “selling a house” is the role of a licensed real estate agent, not the role of a wholesaler. Do’s & Don’ts 6 - Do not focus on several deal acquisition methods when you’re starting out wholesaling as a beginner. The glaring issue for so many beginner wholesalers is that they try to get deals from multiple different strategies and never, ever get consistency with just one strategy because they have shiny object syndrome. Do’s & Don’ts 7 - Do not send out the deal you’re wholesaling to thousands of potential Cash Buyers. For the last decade, we’ve taken the opposite approach than the masses by first finding top-notch Cash Buyers who aren’t satisfied doing only 1-2 house flips per year, but by finding, developing relationships, & working with Cash Buyers who are local to the area we’re wholesaling in and want to buy & flip 5-10 houses per month! When you follow this approach, you only need a handful of wholesale buyers rather than thousands. Quality over Quantity. Do’s & Don’ts 8 - Do not believe that every single house you submit an offer on is going to work out. In our experience, it’s reasonable to get one wholesale deal from submitting 10-15 offers when wholesaling properties from the MLS (Multiple Listing Service) & from working with real estate agents. That’s one successful wholesale deal for every 10-15 offers sent! So, if you send 2 offers a day on the MLS in an entire month, then that’s 60 offers (30 days x 2 offers). This equates to 4-6 wholesale deals on average/per month. You can do this step right NOW. Decide if you're wholesaling locally or virtual wholesaling. Step 2: FIND 3-5 CASH BUYERS. The reality is it’s much simpler to find Cash Buyers first before you get a wholesale real estate deal under contract rather than after. Step 3: FINDING & FILTERING FOR WHOLESALE DEALS. Our clients & students use the MLS (Multiple Listing Service) to wholesale houses with agents. Other great options: Redfin, Zillow, & Realtor websites. Step 4: MAKE DISCOVERY CALLS DAILY TO REAL ESTATE AGENTS. When it comes to wholesaling MLS properties you must contact the agent involved with the deal. Agents are phenomenal sources of on market & off market deals! Remember this is “Hot Calling” not “Cold Calling” because agents want to close each house as much as you do. This is how agents get paid! Step 5: FURTHER ANALYZE THE PROPERTY. I cover how to calculate the ARV, Repair Costs, your Wholesale Fee, & the Offer Price. As a real estate wholesaler, you must be great with your numbers! I also cover the MAO formula step-by-step. Step 6: CALL BACK THE AGENT (CLOSE CALL). Give the agent a no-nonsense, genuine offer you can stick to. Most wholesalers think they have to always give a price on the first call, which isn’t the case. Little things like this separate the amateurs from the Pro Wholesalers. Step 7: SEND THE OFFER TERMS. Short, sweet, & to the point is the goal. Be sure to include the purchase price, closing time frame, inspection contingency, & EMD (earnest money deposit) amount. Step 8: GET THE CONTRACT, CHECK IT, SIGN IT, & SEND BACK TO AGENT. This is the most important KPI (Key Performance Indicator). Remember 1 in 15 Offers Sent will allow you to wholesale a house & make large wholesale fees! Step 9: FOLLOW UP WITH THE AGENT TO GET THE EXECUTED CONTRACT. The house is not under contract until the Seller signs the contract after you’ve signed it. Lock it up! Step 10: EMAIL & CALL YOUR TOP CASH BUYERS. This is why you don’t want to skip Step 2! Since we already found & spoke to our Cash Buyers we now have high certainty they want this deal since it fits their exact buying criteria! Step 11: AGREE UPON PRICE WITH YOUR CASH BUYER & ASSIGN THE CONTRACT. Your top Cash Buyers may want to visit the property to double check everything. Agree upon price & complete the assignment of contract. Step 12: CLOSE THE DEAL & GET PAID. Ding! Celebrate! Now it’s time to wholesale your next house!
