Property development can be a daunting and thought provoking concept, which most people think you need a lot of money to start or have heaps of experience, but for the Author, Lloyd Girardi and his business partner Andi Cooke, that wasn't the case. They had to start from scratch without any money. What they also decided from the start was to take on the build-to-rent strategy and retain all of the properties once completed. A strategy that has become very popular over recent years and one that could help anyone looking to invest in property.

There’s a HUGE problem in the commercial real estate business that nobody is talking about - DUE DILIGENCE. Investors are leaving big money on the table by not learning these essential principles. Most investors, real estate brokers, and commercial real estate professionals barely scratch the surface conducting their due diligence. Mainly because "they don't know what they don't know". I’ve spent more than 30 years helping investors buy and sell more than 9 million square feet of properties and witnessed the practices of professional and small investors.

If I Had Only Known
Real estate development is a very complex business, requiring a working knowledge of a plethora of disciplines such as land use planning, politics, economics, finance, architecture, engineering, construction, law, marketing and many others. John does a great job of articulating all of these challenges in this book. Meant for a young to mid-career professionals considering taking the leap of faith all developers must take in order to control their own destiny and transition from the safety and security of a salary to the promise of becoming wealthy, I nevertheless learned a lot from this book. I only wish such a book existed when I took my own leap of faith over 25 years ago.

Hard lessons learned with a net.
A wonderfully clear real-world view of real estate investor or developer. Essential for the less experienced and overly optimistic.

Raving fan, extremely helpful
To be the best you have to learn from the best, and that is precisely what I was thinking in the back of my mind while absorbing as much knowledge as possible. Highly recommended, must read!

The intricacies of the industry
I really enjoyed this audiobook after I watched a lot of John’s YouTube videos so I found out about his book which is even better. It was very organized and he broke things down about a lot of things that I didn’t know as I’ve already worked in the development, industry and commercial real estate industry. I love this book and I would recommend young developer or current developer .

Great information!
I have been in land development on the engineering consulting side for over 10 years. This book provides excellent insight into the developer’s mindset and i have enjoyed learning about the business from a different perspective.
