In my experience there is no way to do a deal without talking to sellers. And there is this other problem with all this, if you are turning around and owner financing the land, the buyer is most likely going to put a trailer on the property, that’s personal property, if they default you have to deal with their trash, it can really become a problem, you don’t live there so it’s hard to do anything with it. Im just saying, this is a lot harder than he makes it out to be. Good luck
